What is a fire door?

Fire doors and fire door sets are specifically manufactured to strict specifications, to contain fire and smoke. They are a key part of fire safety in any public, commercial or multiple-occupancy building. Fire doors are an essential part of the safety of a building and ensure that occupants can evacuate a burning building quickly and safely.

Fire doors are probably the single most important element in giving occupants time to safely evacuate a building. However, to achieve their purpose, they need to work properly.

Why is a fire door inspection necessary?

A fire door inspection is necessary to ensure that the fire door is capable of performing to its high specification. Damage, poor installation and maintenance, along with wear and tear, can all affect the structure and capability of a fire door to contain fire and smoke. 

A fire door inspection can provide a full appraisal of its condition and its ability to perform to its specification in the event of a fire. 

Is a fire door inspection a legal requirement?

According to BS 9999:2017 Code of practice for fire safety in the design, management and use of buildings, fire door inspections should be carried out every six months. And the Regulatory Reform Fire Safety Order 2005 (RRO2005) and the Fire Safety Act 2021 also make it a legal responsibility to regularly inspect your fire doors. 

Under the Fire Safety (England) Regulations 2022,  effective from January 23 2023, owners of blocks of flats over 11 metres are required to undertake annual checks of flat entrance doors and quarterly checks of all fire doors in the common parts.

If, as the owner or managing agent, you are the ‘Responsible Person’ for a building, it is your legal duty to make sure that all your fire doors are working effectively, to protect the occupants of your building from the risk of smoke and fire.

We can offer training to Managing Agents and Facilities Management companies on how to achieve the required level of compliance. For the quarterly inspections, this can be achieved through a maintenance officer or other competent person acting on behalf of the owner. We can provide training to the appropriate competent person(s) to help achieve the required level of quarterly  inspection.

Do fire door inspectors need to be qualified?

Yes, fire doors should be inspected by a competent, qualified, Fire Door Inspector. At Trusted Fire Door Inspections we are certified by Bluesky Certification, a UKAS accredited 3rd party certification body. You can see our company listed on their Members’ page. 

Our team of Certificated Fire Door Inspectors are each fully qualified and some are also members of the Fire Door Inspection Scheme (FDIS). They have been comprehensively assessed by Exova Warringtonfire, an independent third-party UKAS Accredited Body.  

What happens in a fire door inspection?

We provide you with a detailed report on the condition and functionality of each fire door, highlighting any necessary remedial work.

If a fire door fails an inspection, does it need to be replaced?

If a fire door does not pass an inspection, it does not necessarily mean it needs to be replaced. We determine whether the doorset or door assembly can be remediated, to meet the required specification. If replacement doors or repairs are required, we can offer a fully managed fire door repair service.

Our inspection report is held securely online. During the inspection, a label is attached to each inspected fire door, detailing when the inspection was undertaken, and demonstrating to the users of the building that the doors have been surveyed professionally.
